Sir

      On the 22nd of May we acquainted the Board that that it would be necessary to make additional conveniences and repairs upon several of the Farms as now laid out in the Derwentwater Estate for which we would send Estimates with the utmost dispatch and as some of the Buildings would be immediately wanted we should be proceeding with such without loss of time. We now inclose you Estimates for such Buildings, Repairs &c as it will be necessary to get done this Season amounting in the whole to £2305:13:8 which you are desired to lay before the Board and you will be pleased to acquaint the Directors that the Season being so far advanced before the Letting of the Farms and fixing the Tenants we have found ourselves under an unavoidable necessity to proceed with the Principal parts of those Works and that we shall hope to receive the Boards direction to compleat the whole with all Expedition being satisfied that the several conveniences &c as set forth in the Estimates are proper and that the Tenants are well entitled thereto from their biddings.

      Matthew Pigg the Hospitals Tenant of Page Croft Farm having purchased an Estate called Hugh House alias High House Freehold together with two undivided third parts of the Stone House at the East End of the Mansion of Hugh House with a Garth called the Foregarth lying on the South Side of the said Hugh House, we made immediate application to him to let Greenwich Hospital have the Purchased premises to which he has been so obliging as agree and only expects the same Money they cost him, but hopes the Commissioners of Greenwich Hospital will give him something for the trouble he has had in making the Purchase which we

think should not be less than Ten Guineas. The Estate is reckoned worth about £23 p annum and the Purchase Money is £661:1  By looking into the Plan of High Lipwood, Rattenraw &c you'll see the Parcels are most of them situated in the very heart of the Hospitals Estate at Rattenraw and of course the Purchase is a valuable acquisition to Greenwich Hospital and the

more so as the Term for which the High House Freehold is let is the same as Rattenraw both expiring the 12 May 1782 which will give an opportunity of laying out the Lands in the most convenient manner on a letting to take place at that time and it is certain there is no part of the Derwentwater Estate more requires new laying out and fencing than Rattenraw by far the greatest part (though the whole is the property of Greenwich Hospital) being now occupied in the same manner as if it belonged to Twenty different Proprietors.  NOTE Messrs Walton and Smeaton sent an

 Estimate for a Dairy for this Farm in July 1776,

 along with other Estimates for Repairs and

 the Board by Minute of 24th July 1776 

 ordered the Dairy to be built but Messrs Walton 

 and Smeaton having been disappointed in

 getting the Building made in 1776 

 thought it would be proper to deferr it

 til the General Letting which was done

 accordingly.
